The Warning Signs: A Foundation Under Stress

For this local family, the symptoms were impossible to ignore: sloping floors in the living foom, doors that stuck in their frames, and mysterious drafts. When our team went to investigate beneath the subfloor, we found the culprit - a large crack in the foundation on the frontside of the home. After excavating the ground to gain access to the outside of the foundation, this is what we found.

When a foundation cracks and shifts, it creates a domino effect throughout the rest of the house. As the concrete drops, the floor joists warp, the subfloor buckles, and your living area ends up looking more like a funhouse than a comfortable family space.

Step 1: Engineering a Permanent Solution

We don't believe in band-aid fixes. For this project, our team engineered a heavy-duty structural underpinning and reinforcement plan. We excavated the area as much as necessary, drilled into the existing footprint, and tied in a grid of steel rebar to lock the new concrete pour directly into the original structure.

By pouring a high-strength concrete mix into this reinforced framework, we effectively gave the home a brand-new leg to stand on, halting any future settling or shifting in its tracks.

Step 2: Keeping the Elements Out

A strong foundation isn't just about structural mass; it's also about moisture control. Hydrostatic pressure from wet soil is one of the leading causes of concrete degradation. Once our structural pour cured, we wrapped the exterior in a premium, dimpled waterproofing membrane.

Step 3: Leveling

With the exterior foundation completely stabilized and waterproofed, we moved inside to fix the collateral damage. Years of shifting had left the living room joists completely out of level.

Our carpentry crew got to work doing what they do best:

Jacking & Shimming - Carefully lifting the sagging framework back to true level.
Sistering Joists - Reinforcing the original lumber with new structural framing.
Subfloor Reconstruction - Laying down a perfectly flat, rock-solid subfloor mesh.

Flooring and subfloor removed to re-level the joists.

Once the skeleton of the room was perfectly level, we capped off the project by installing gorgeous new finish flooring. What was once an uneven, drafty, and worrying room was transformed into a safe, beautiful, and functional living area where the family can gather without a worry in the world.
